1. Huatai Phase I is located in the south of Siming Middle Road and west of Qianhu North Road. Its full name is Huatai Cambridge He Kang River. This name seems to have brought us to Cambridge University. Maybe everyone is familiar with it because of Xu Zhimo's Farewell to Cambridge. It was built in 2004. The front row is high-rise, and there are all six floors inside. The community gives people a warm and harmonious feeling, which is the previous living atmosphere. There are Huatai West Primary School and Huatai Kindergarten in the west, so the house in the west will be a little noisy. But when you open the window and see the children on the playground, it is also a good thing to imagine your children playing in it and studying in this high-quality school. The residential housing rate is relatively high, with about 85 high-rise buildings and 90 multi-storey buildings. The apartment is square, the layout is reasonable, and the houses in the community are in a neat position. The special apartment types of the residential area are buildings with units 17 to 19 and buildings with 27 to 29 floors, which are slightly higher than others. At present, most apartments are on sale, ranging from 12 1 to 128. The unit price is close to 40,000, which is not cost-effective compared with the other three communities, but the total price is slightly lower. Advantages: square apartment, high occupancy rate, low floor area ratio, orderly building and harmonious atmosphere of residents. Disadvantages: insufficient greening, tight parking spaces, older buildings and slightly higher prices recently. These residential properties belong to the upper middle class, so I won't comment.
2. Huatai Phase II is located on the west side of Phase I Separation Road, and its full name is Huatai Cambridge Rhine River. The Rhine River is the river that flows through the most countries in the world, with more than 20 countries. When you want to name it, you just want to catch your eye. Between the two small parks, there is a river on three sides in the southeast and west, and a small river flows in the north, so the external environment is very good. There are multi-storey, small high-rise, high-rise and row houses in the community. The high-rise buildings of Huatai Phase II and Academician Garden were designed by Singaporean designers, and the high-rise balcony was semi-oblate. It was originally intended to be a house with flowers on the balcony in Singapore, but unfortunately the residents of these two communities have their own ideas. This also makes the interior layout somewhat unsatisfactory. 12 apartment is square, and most of the rooms around 170 can only be three rooms, so it is difficult to plan to four rooms. There are four super high-rise buildings facing the river in the west, with a good view, and the apartment type is hard to say. The small high-rise buildings in Hebei are a little worse, and the multi-storey buildings are more reasonable. The townhouse is close to the East River, and the environment is quiet, but people who like gardens may be disappointed, and the cost performance is quite good. The greening of the community is good, especially the multi-storey community. The residents' environment in the northern area is not well maintained and slightly chaotic, which needs to be improved. The external walls of residential buildings need cleaning and maintenance.
3. Jinwan Hua Ting was built in 2006, and its external walls are in good condition. There are four or five-story bungalows in the community, high-rise buildings in the north, villas in the east and kindergartens in the community. At the beginning, the greening design of the community was very good, and the trees were staggered. However, due to the small number of floors and the close distance between buildings, greening and floor area ratio are interacting now, but if high-rise residential areas can achieve this greening layout, it will be excellent. The transaction volume of the residential area is low, basically only the top floor of the villa has transaction volume, and the high-rise apartment is good, which is serious in property hoarding, and there are basically no houses for sale. The villa in the east is by the river, and the greening level by the river is very good, but the illumination of street lamps needs to be strengthened. There is a small garden in front of the villa and a garage in the back. The owner of the villa in the north of the community is obviously more attentive than in the south.
4. Academician Garden was built in 2008. There are many floors in the south of the community, next to Yinzhou Experimental Middle School in the north, and villas in the west, which are also the largest villas in these communities. The multi-storey housing rate here is about 90%, and the apartment type may be the best in Yinzhou Experimental Middle School District for more than ten years. The three units of a multi-storey building are slightly staggered, so that the east side of each house can enjoy more sunshine, and the spacing is normal, so the lighting on each floor is good. The green trees of multi-storey buildings just adapt to the space between buildings, and the birds inside sound like those on TV. High-rise buildings have 162 East Suite, 104 Middle Suite and 143 West Suite, which fully embodies the disadvantages of the design. The apartment type in the east and west suites is very irregular, which requires the owners to design the layout when decorating indoors. Compared with the first two communities, the garden in the villa area is slightly better. There are two small gardens in front and back, with a river in the west and an artificial river in the east, indicating water shortage. The parking entrance in the villa area is underground, so all areas can be reached by paths. The environment, layout and greening of Academician Garden Community are relatively good, so the houses in this community are also the hottest in these communities.
5. Yinzhou Experimental Middle School: As the only junior high school directly under the District Education Bureau, the school will strive to build an experimental junior high school with high starting point, high grade and high quality to meet the people's demand for quality educational resources. The school's educational facilities are first-class, with five centers, such as library, scientific experiment center, multimedia teaching center, art sports center and health education center. The library, reading room, laboratory, technical room, art museum, gymnasium, science and technology museum, academic lecture hall, studio, student film and television hall, international standard basketball court, plastic track and other facilities are complete.
