First, the maximum period of land use right transfer is determined according to the following purposes:

2. Industrial land (that is, factories and industrial areas that people often say): the land use period that is uniformly implemented nationwide is 50 years;
3. Land for public welfare undertakings such as education, science and technology, culture, health and sports. : The land use period uniformly implemented nationwide is 50 years;
4. Commercial, tourist and recreational land: the land use period uniformly implemented nationwide is 40 years;
5. Comprehensive or other land use: The land use period uniformly implemented nationwide is 50 years.
To sum up, the land use right is fixed, not permanent. The service life of the land is calculated from the date when the developer obtains the land use certificate of the land, that is, the time when the land is first sold by the state, and the service life of the educational land is 50 years.

Article 12
The maximum period of assignment of land use rights is determined according to the following purposes:
(a) residential land for seventy years;
(two) fifty years of industrial land;
(three) fifty years of land for education, science and technology, culture, health and sports;
(four) forty years of commercial, tourism and entertainment land;
(five) comprehensive or other land for fifty years.
Article 41
When the land use right expires, the land user may apply for renewal. If it is necessary to renew the contract, the contract shall be re-signed in accordance with the provisions of Chapter II of these Regulations, and the land use right transfer fee shall be paid and registered.
