4. During the lease period of Party B, if the consequences are caused by illegal business activities, Party B shall bear the responsibilities, and Party A has the right to terminate the contract in advance, and the rent and deposit will not be refunded.

(2) Party A shall notify Party B three months in advance of the transfer of business premises. Under the same conditions, Party B has the priority to be assigned. 2. Party A makes unreasonable demands on the lessee other than the contract.
(IV) This contract can be dissolved due to the needs of one party and the consensus of both parties through consultation.
Nine. Liability for breach of contract:
(1) If Party B dismantles, reconstructs or uses the business premises without the consent of Party A, Party B shall pay a penalty of RMB to Party A, in words.
