Advantages and disadvantages of middle and side households in foreign houses
1, border households:

Advantages: Because the house is on the side, the ventilation on three sides of the house is particularly good, and the lighting during the day is also very good. When the rainy season comes in summer, you don't have to worry about drying clothes, and you don't have to worry that the house will smell musty because of humidity at any time.

Disadvantages: Obviously, the thermal insulation effect of the side door is not very good, because it is on the farthest side, so there is no shelter from other buildings, which leads to the side door being about five degrees lower than other units in winter. In summer, the sun will shine directly on the house, causing the whole house to be hot. The temperature of border households in summer is about five degrees higher than that of other households.

Of course, this kind of house can also be considered if we take corresponding warm-keeping measures or corresponding cooling measures in advance. After all, ventilation and lighting are good, and this advantage is hard to come by.

2. Intermediate households:

Advantages: the balcony window can receive enough sunlight without getting sunburned, and it does not cause much pollution to cars and other things on the roadside.

Disadvantages: the street view effect is not good, and the lighting is also affected by the border households. If it is a north-south transparent apartment, it can be another matter.

What's the difference between a villa and a high-rise building?

1, a lot.

Garden houses are generally in remote places, far from the city center, and their geographical location is not as good as that of high-rise buildings. Because the plot ratio of small high-rise residential buildings is relatively high, there will be small high-rise residential buildings in the core area of the city. In terms of site selection, the small high-rise buildings live closer to the core of the city, and the location of the garden houses will be slightly biased.

2. floor.

High-rise buildings have many floors. In China, high-rise buildings are defined as residential buildings with a building height of more than 27 stories and buildings with a building height of more than 24 meters, which are collectively called high-rise buildings. Bungalows have fewer floors than high-rise buildings, and the height is low, generally around six floors.

3. Huxing layout.

Houses are mostly in the layout of two households on one floor, and sufficient land conditions ensure the realization of large-sized and wide-sized apartment design. High-rise buildings are generally two stairs and four households, and the uniformity of four daylighting should be considered. In addition, the house can generally face south, square layout, comfortable and transparent, and the lighting effect is superior.

4. Floor area ratio.

From the developer's point of view, the plot ratio determines the proportion of land price cost in the house, while for residents, the plot ratio is directly related to the comfort of living. In China, the plot ratio of foreign houses is about 0.8-1.2, that of small high-rise buildings is about 1.5-2.0, and that of high-rise buildings is about 2.8-4.0.

As far as plot ratio is concerned, garden houses are second only to high-priced townhouses. At present, the plot ratio of multi-storey residential buildings for sale in the market is mostly between 0.8- 1.2. Multi-storey garden houses have more land to achieve spacious building spacing, enjoy green living environment, get better lighting at different times of the day, and have more advantages than high-rise buildings in landscape resources.

5. Swimming pool area.

The pool area of high-rise buildings is generally relatively large, generally 25%. In other words, if you divide the building area by a house of 100 square meter, 25% of the pool area may be only 70 square meters or less. But garden houses are different, one ladder and two households. The pool area is small. The utilization rate can reach about 87%.

6. Property fees.

Usually, the property fee of a villa is between 3.8 yuan and 4 yuan per square meter. Don't underestimate the property fee. Property fee is also a big expense in a year, which is another matter for those who are not soft in spending money.

7. Step-to-family ratio.

Usually, most villa products are one staircase and two households, which can completely guarantee the owners of the whole building to go upstairs and downstairs.

There are generally two stairs on the top floor, three or four households, and the height of the top floor is generally 26 to 32 floors. During rush hours, the waiting time for the elevator will be longer. Compared with foreign houses, high-rise houses have higher floor area ratio, large permanent population, crowded residential areas and low comfort, so foreign houses do not have this problem, with slower pace of life and higher quality.
