Recently, I encountered some annoying things in my work and life, and suddenly I had the idea of writing down my experience in resident design, hoping to give some reference to colleagues who do or want to do resident deepening!
I used to be a design dog, and I believe all designers should understand what it's like to be a dog. Engaged in pure design for nearly three years, scheme, drawings, drawings modification, drawings modification ... tired, I want to take a walk on the construction site if I don't make progress, and see how the drawings I often produce are transformed into physical objects bit by bit on the spot. This is also a cognitive process of learning!
Coincidentally, I just had the opportunity to receive an interview notice from a fairly good company in Xiamen, so I went for an interview. Then he resigned decisively and began to step into the deepening of the field. Let's talk about the first construction site, which is the Jianfa project, with a hardcover room of about 30 million. Before, the company sent a resident designer, but unfortunately it did not meet the requirements of Jianfa, so it was returned by Jianfa and let me join. To be honest, there was a lot of pressure at first, because at that time, Party A was mainly responsible for their design (later, they participated in several construction projects, and their design played an important role in the whole site), which led to Party A's higher requirements for design. And this is also the person we have the most contact with in the whole process of deepening design.
Let's talk about the construction site first! I remember making the pay-off model as soon as I entered the construction site. At that time, Jianfa had strict pay-off requirements, not only the usual three lines, but also socket positioning, ceiling decoration, furniture positioning and so on. At that time, the construction period was tight, and I entered the site late, so I was so busy that I worked overtime all the time and even stayed up all night. Disappointingly, even if you worked hard to catch up with the drawings, the project manager's understatement "You dragged the whole team to death" made you feel cold and uncomfortable. During this period, I also doubted many times whether my decision to go to the construction site was correct, whether to quit my job and go back to do pure design by myself was not good. But in the end, I persisted and didn't give up the plan at that time. Finally, after working overtime for more than 20 days, the drawings were driven out, and I was tired. Of course, it's naive of you to think you can have a rest at this time. Basically, we don't rest. Then came a series of adjustments and changes, and then ushered in the third-party appraisal of CCB.
The third-party appraisal of Jianfa is national. The rule is to ask a third-party rating agency to grade the projects under construction in Zhongfa, select the top three, give a certain bonus, and record the results in Zhongfa files. The first appraisal of our construction site is mainly about putting samples and safety civilization (safety civilization advertisement is also the responsibility of deepening design). I have to say that every appraisal, 2.3 nights without working overtime all night is not a dry site, and staying up late is a common thing. Our construction site did a good job and won the first place, which is a reward for everyone's hard work. Of course, there is no material reward, just give everyone a half-day holiday and sleep in. However, this time, I got the approval of the project department and Party A, and began to integrate into the project department.
When I won the second place in the second appraisal, basically all kinds of drawing schemes can be determined through direct communication between me and Party A's design. The project manager basically ignores it and communicates with the technical director when encountering problems. What keel typesetting, tile typesetting, and various changes, including the deepening of cabinets and bathroom cabinets, are all communicated with Party A by themselves (considering that it is good to have a leader who is not in charge, communication by himself is still relatively fast). Handle the relationship with Party A's design, don't talk back, and handle things well. Basically, it won't be difficult for you for Party A to design this piece. I also got the design approval from Party A, and Party A will take me to inspect when designing furniture factories such as gold cabinets and bathroom cabinets, which is a good welfare.
I remember one thing here, that is, I went to Hefei Jianfa Yonglongfu Project to help determine the scheme and make changes. At that time, the design relationship between the project manager and Jianfa was not properly handled, which led to the slow progress of the project. I remember one thing that happened. Party A's design asked me to go to the project manager with the deepening plan of the bathroom cabinet at that time, but the project manager obviously didn't give him face and let me communicate directly. This behavior completely angered Party A's design and threw it on the floor without looking at the floor plan. He is angry, but I still want to do my job. I can only pick it up silently, say a few nice words, and stand silently for nearly an hour before I read the plan again. Therefore, it is most important to handle the relationship between the employer and any position in the workplace.
Back to the project of Jianfa Shang Jun, I won the first and second place again in the following two appraisals, but at that time, I had finished most of the work of deepening the design and started to transfer to the role of builder, running floors every day and changing shifts. ............
At the end of the first project, another technical director and I were transferred to Hefei to take charge of a shopping mall. Basically, we set up a project department to dock with Party A to determine the drawings and various schemes (the drawings are too rough and most of them need to be re-determined). After the project department was established and the scheme was basically determined, people were sent to Hefei to help, which is the above-mentioned Yonglongfu Building in Hefei. Later, I resigned from this company because I didn't want to run around. .........
To sum up:

Views on the future of residential design;
At present, it is not necessary to deepen the design on site, and few designers are willing to do this. But I feel that the requirements of each project are becoming more and more standardized, and deepening design will become the standard of a project department.
