Personally, I think Songming County still has great development potential. There are three university towns in Kunming, Chenggong, Anning and Yanglin, and Yanglin University Town is in Songming! As the seat of the university town, it is impossible not to develop.

Now the traffic is slowly improving, and the Unicom center is just around the corner. Moreover, the housing prices here are relatively cheap and attractive compared with the downtown (the key is the university town, imagine studying at home and be happy when you think about it).
