Because of the shortage of shops, many people will rent shops from developers in advance, but when renting in advance, we should pay special attention to four issues: find out whether this shop meets the pre-sale conditions of commercial housing and whether the developer has obtained the pre-sale permit of commercial housing. After signing the pre-lease contract of the store, the lessee and the developer shall register the pre-lease contract with the pre-lease contract and other relevant materials at the real estate trading center within 15 days. The lessee must understand that the developer can only conclude the handover book for the use of the pre-leased store with you and deliver the house after the pre-leased store is completed and the real estate license is obtained.
After the delivery of the house, the lessee should hold the pre-lease contract and the pre-lease shop use handover book for registration, and get the lease contract registration certificate from the district/county real estate trading center.
