The reporter learned from the Beijing Municipal Commission of Housing and Urban-Rural Development on June 5438+05 that the Beijing Municipal Government recently issued the "Implementation Plan for Accelerating the Development of Affordable Rental Housing in Beijing", requiring affordable rental housing to focus on urban operation service support personnel, newly graduated college students and other groups. In order to speed up the implementation of the policy, Beijing took the lead in taking newly graduated college students as a pilot, and in 2022, it started the docking of youth apartments with affordable rental housing. The first batch is expected to provide nearly 1000 sets of pilot housing to help newly graduated college students settle down.

The pilot projects launched this time are distributed in Haidian, Chaoyang, Fangshan and Changping. The concentration of colleges and universities in the pilot area and the functional areas with concentrated employment, such as Zhongguancun Science City, Future Science City, Zhongguancun Fangshan Garden, CBD, etc., contribute to the balance between job and residence. There are 653 sets of 4 pilot projects with nearly 1 000 rooms, including collective land rental housing and key functional areas supporting talent housing, all of which are fully renovated and delivered to new houses, equipped with furniture and household appliances, and graduates can "carry bags".

In terms of rent, the monthly rent of the pilot housing is lower than that of the rental housing in the same quality market in the surrounding area, and most of the projects are between 2000 yuan and 3000 yuan. Considering the characteristics of young people, some personalized services have been added to each project. For example, Pingyuan Project in Chaoyang District chose a house with a large living room and designed a gathering area, which provided a suitable place for young people to communicate and meet.

It is understood that from May onwards, the pilot projects will issue lease registration announcements one after another. According to the arrangement of each pilot scheme, interested college students sign up and pass the examination, and then arrange the house selection and house inspection. After graduation season, they will sign contracts one after another.

The relevant person in charge of the Beijing Municipal Commission of Housing and Urban-Rural Development said that during the Tenth Five-Year Plan period, Beijing will focus on the development of affordable rental housing, and plans to raise 400,000 sets (rooms) of housing through various channels such as collective management construction land, non-residential housing renovation, supporting land for industrial parks, land for enterprises and institutions, new supply of state-owned land, and renovation of existing housing. At present, some rental housing projects have been pushed to the market one after another. The next step will be to intensify pilot innovation and select more suitable projects to promote the housing security of new citizens, young people and urban operation service providers.
