Education in the west is very strong. From primary school to junior high school, high school to university, Xicheng and Haidian account for most of Beijing's top educational resources, and a large number of top universities such as Tsinghua Peking University are here.
The east and west sides have not changed much as a whole, and have always been a gathering place for advantages. The north has developed rapidly in recent years. Zhongguancun and Shangdi are here, and a large number of well-known technology enterprises such as Tencent, Sina, Netease, Huawei, Lenovo, Baidu and Tsinghua Tongfang have gathered. Driven by science and technology, a large number of related industries have moved to the past.
Starting from the Fourth Ring Road, the north is superior to the other three directions in Beijing. Although the south has also developed, it is still relatively backward compared with the east, west and north. Its core function is mainly housing, and it has disadvantages in education, medical care and industry, which is the worst of the four directions, and the closer it is to the city center, the more obvious this phenomenon is.

2. The Fourth Ring Road is the world of old houses.
Beijing, the capital of a country, first thinks of high-rise buildings.

3. downtown Beijing is not necessarily more difficult to buy.
The closer to the city center and CBD, the more expensive the house price, and the higher the threshold for buying a house. This seems to be our default rule, but it is only half right in Beijing. The house price in the central area will be more expensive, but not necessarily higher.

Although Dongxicheng is the place with the highest housing price in Beijing, Dongxicheng has a kind of "specialty"-public houses.
The purchase of public houses can be based on real loans, and ordinary commercial houses generally need loans below half price. Buying a public house, the actual down payment for buying a house in East and West City is lower than that in Chaoyang Haidian.

(2) The south of Beijing is a price depression.
Pay attention to price depression, not value depression. Due to the disadvantages of education, industry, medical care and other resources in the south of Beijing, and the influence of traditional regional concepts, the same one is tens of thousands cheaper than the three directions of east, west and north, and the second-hand houses in the North Third Ring Road sell for 90 thousand, while the South Third Ring Road only costs more than 60 thousand, with a difference of nearly 30 thousand. Corresponding to the price, the south of the city has no advantage except proximity.
(3) The housing price in Beijing CBD is not high.
Beijing CBD International Trade Center, located in the East Third Ring Road, can already buy a good second-hand house for 80,000 yuan, and it is a house after 2004. On the third ring road, it's a new house.
The second-hand houses in Guangzhou CBD Zhujiang New Town are all close to 80,000, which is the highest price in the city. The CBD in Beijing only sells for 80,000 yuan, which is far from 1 1 10,000 yuan in East and West Cities.

Although Tongzhou is far away, the threshold is not low.
Although Tongzhou has gone outside the Fifth Ring Road and is close to the Sixth Ring Road, the price of second-hand houses in the central area is still more than 50,000. The same distance is just over 30,000 to the south, over 40,000 to the north and 40,000 to the west. The value of Tongzhou as a sub-center of the city has begun to be reflected in housing prices.
On the other hand, Tongzhou's housing purchase qualification is also the most stringent. Not only do you need Beijing's social security for five years, but non-Beijingers who already own 1 apartment and registered residents in other districts and counties in Beijing have to pay social security in Tongzhou for the last three years in order to buy a house in Tongzhou.
Fourth, the school district: don't touch the school district if you don't know Beijing.
In April this year, various educational policies such as multi-school scribing, computer allocation and "one degree for six years" were successively introduced in various districts of Beijing. What will happen to the school district housing under the bombardment of various policies? Let's have a look.
1. Multi-school scribing has become a trend, redefining the school district.
The three districts with the best education quality in Beijing are ranked by strength: Xicheng, Dongcheng and Haidian. Among them, Dongcheng District, Haidian District and Fengtai District have all determined the policy of "multi-school dicing".

2. Choosing a school and choosing a school district, Xicheng is the best choice.
Dongcheng District and Xicheng District are the areas with the most concentrated quality education resources in Beijing, and the strength of each school is not weak. Even if the "multi-school dicing" is implemented, this prestigious school will not be able to attend, and there are other prestigious schools that can attend, which will not affect the school district housing prices like other districts.
However, for areas with unbalanced educational resources, school districts are dangerous. For example, there are only a few good schools in Fengtai, most of which are ordinary or poor schools, and everyone is unwilling to pay a high premium for the school district.
Although there are top primary schools in Haidian, such as National People's University High School, Tsinghua High School, Peking University High School and Zhongguancun No.1, No.2 and No.3 Primary Schools, there are more ordinary primary schools, and the overall quality of education is not as good as that in the east and west. The unbalanced quality of education will also have an impact on the school districts in Haidian.
On the whole, the best school district is Xicheng District:
(1) The overall quality of education in Xicheng is the best.
The quality of education in Xicheng is recognized as the best in Beijing, and even the poor schools in the area are better than most schools outside the area. Not to mention the best Financial Street and Desheng School District, take Yuetan School District as an example. Among the five schools corresponding to the school district, Baiyun Road Branch, the second experimental primary school, and Fuxingmenwai No.1 Primary School, which are the worst, also have the middle level of Beijing Primary School.
(2) Xicheng is still dominated by single school scribing, supplemented by multi-school scribing, and single school is the main one.
According to the current policy, Xicheng will only carry out multi-school scribing and adjustment in the school district after the school enrollment quota corresponding to the house is full.
On the other hand, Xicheng has fewer students as a whole and there is no shortage of degrees. As long as it is not competing with Financial Street, Desheng's top second experimental primary school and Yuxiang Primary School. But to be on the safe side, in order to prevent policy changes, if you buy a house in Xicheng, you'd better choose a school district with no degree, and don't sell the house for the first two years.
3. Buying a school district, primary school is more important than junior high school.

It's hard to say which is more important, primary school or junior high school, but if you buy a school district, it must be a primary school district.
At present, Beijing's junior high school policy is to apply for admission in the whole district and assign places randomly in the school district, which means that even if the junior high school in your school district is not good, you have the opportunity to apply for good junior high schools in other school districts in your administrative area.
Moreover, Xiaoshengchu does not need another property to change the school district in this district. As long as he has a primary school status in this district, he can read junior high schools in this district.
On the other hand, Xiaoshengchu unified the principle of proximity according to the student status. Even in Xicheng, there is no concept of a single corresponding school district.
In fact, you can only choose primary school, and junior high school can guarantee that it is the dish on the "menu" at most, and no one knows which dish is served in the end. No matter how good the school district of junior high school is, its function is not as good as that of primary school.

In recent years, Beijing's school district housing related policies have changed every year. Even if you choose the best school district in junior high school and finish primary school in six years, no one can say whether your house belongs to this school district.

6. If you want to go to a good school, you have to buy a school district.

1. Regulations of Beijing Municipality on Tax Collection
Before talking about how to get the most cost-effective loan, it is necessary to clarify Beijing's loan and tax collection regulations.
(1) Ordinary residence and unusual residence
First of all, we must understand the concept of "ordinary residence", because most ordinary residences in Beijing do not meet the prescribed "ordinary residence" standards.
Ordinary houses in Beijing must meet three conditions at the same time:
