First of all, Pukou's current housing prices can be regarded as the depression of Nanjing's overall housing prices, and there is more room for preservation and appreciation.
Secondly, in the long run, cross-river development is inevitable. Nanjing, together with the provincial government, has formulated the plan of "Jiangbei New District" to strive for greater development space for upgrading Jiangbei New District to a national new district. Jiangbei New District will be approved by the State Council after the 20 14 Youth Olympic Games. Once approved, Nanjing Jiangbei New District will become the seventh national new district after Shanghai Pudong New Area, Tianjin Binhai New Area, Chongqing Liangjiang New Area, Zhejiang Zhoushan Islands New Area, Gansu Lanzhou New Area and Guangzhou Nansha New Area.
Finally, there are essential differences between Pukou and Jiangning. Pukou is positioned as a small town with a national strategic height. Judging from the urban evolution pattern of Nanjing, the urban space of "one master and three deputies" in Nanjing has been basically completed. Hexi New Town has been basically integrated into the main city, and Jiangning Vice City and Xianlin Vice City have also been basically connected with the main city. Only the Jiangbei Sub-city across the Yangtze River has maintained its relative independence, thus having a real "Sub-city" form.
Although the current problem of crossing the river is a very headache, with the continuous construction of several planned river-crossing passages, this problem will be alleviated, and Metro Line 3 and Weisan Road Tunnel will also be opened to traffic soon.
