Guangzhou property management fee charging standard
Guangzhou property management fee standard is that the maximum property fee per square meter does not exceed 2.8 yuan.

Property services are divided into level one, level two, level three, level four and level five, with level one being the highest level. For residential buildings with elevators, the corresponding service charges are 2.8 yuan/m2, 2.32 yuan/m2, 1.85 yuan/m2, 1.38 yuan/m2 and 0.9 yuan/m2 respectively; For residential buildings without elevators, the corresponding service charges are 1.9 yuan/m2, 1.57 yuan/m2, 1.25 yuan/m2, 0.93 yuan/m2 and 0.6 yuan/m2 respectively.

In three cases, the property fee will exceed 2.8/ m2:

1. For ordinary houses with a total construction area of less than 50,000 square meters, the first-class preliminary property service charges can be determined according to law within the range of no more than 20% on the basis of the benchmark price of 2.8 yuan/square meter. This situation does not need to be reported to the competent price department for approval.

2. According to the property characteristics and service requirements, the construction unit puts forward that the required preliminary property service requirements obviously exceed the first-class property service standards, and after cost calculation, the preliminary property service charges really need to exceed 2.8 yuan/square meter, which can exceed 2.8 yuan/square meter after being approved by the competent price department with management authority. Specific standards should still be determined by the construction unit and the pre-property service provider within the maximum price approved by the price department through public bidding or other means agreed by the housing administrative department.

3. After the ordinary residence is delivered for use, in accordance with the relevant provisions of Articles 22 and 71 of the Guangzhou Property Management Regulations, the specific charging standards can be agreed beyond the scope stipulated in the Notice upon the joint decision of the owners.

To sum up, property management fees are usually charged according to the housing area, and the charging standards for shopping malls, office buildings, industrial zones and residential quarters are different. The collection of property management fees is also to better provide convenience for residents.
