I also do real estate. Let me tell you something about my experience.

In 2009, I came into contact with this industry. Fortunately, I went to a listed company that joined the chain. Just entering this industry can be said to be very excited and confused, and I don't know what my future is like. At that time, the manager arranged for me to be a teacher and let me study with him.

On the first day, the master took me to the shopping area, surrounded by five communities, but he only let me go, not just walk, but draw a map while walking;

Let me calculate the taxes and fees the next day. After I memorized a few hard formulas, I threw a courier to me before I got off work to calculate the cost of all the houses above. There is a house with 100 on it, and each suite should be calculated by different purchase methods.

The third day is the most tiring day. I carry a heavy display board to the door of the shopping mall at the third stop, send a courier, receive customers who see the display board, explain the house, or record the housing information newly reported to me;

On the fourth day, the master left me alone and let several of my old customers practice.

In the three days from the fourth grade, nearly 400 calls were made every day to pay a return visit to new and old customers on the system. No matter how much information I can learn, I will tell my customers that those days are my most unforgettable, because you don't know what to say and how to answer the questions raised by customers, but even so, I have to do it.

I don't know how you feel this month. What I want to know is, what have you been doing this month? In a word, the real estate industry is "the master leads the practice in the individual". Not everyone has time for you. It needs you to see, listen and know yourself. You should boldly go out of the store. Of course, you said it was just you and your manager in your shop. There was no one in the shop when you went out. What should I do if a customer comes?

All right, I'll tell you what to do. If you have a client who wants to see the house, you can close the door and put up a sign saying that you have gone out to see the house for the client. If you have any questions, you can call you and leave your phone number on it. When you have no customers, what you need to do is to rearrange the customer resources left in the store before and call each customer to re-understand their housing needs; Then find them a suitable house and give them an answer.

What else can you do? There will always be a computer in your shop. If so, go to online Baidu to introduce the residential areas in this area in detail, and get to know them. The more detailed the better. If there are floor plans and community maps, print them out and have a look at them when you have time. I don't think your manager will be away from the store every day. When he is in the shop, it's time for you to go out and see the house and get to know the business circle. Then please take the keys to 5-7 houses in your shop and look at them one by one. Draw a floor plan for each house and indicate the location. What is the traffic like in schools, shopping malls and hospitals around the community? How many buildings do you see in this community? How many units are there in each building? How many families are there on each floor? Is there a parking lot in the community? How many households, how many floors, how many small and high-rise buildings, how many high-rise buildings, how few public buildings, how much greening rate, how much property fees, the age of the building, opening time, selling time, builders, what structure, average price, unit price, occupancy rate, etc. These all need to be understood by yourself, not by the company.

To tell the truth, what the real estate industry needs to train is only the nature of the property right certificate, the transfer process of the exchange, five certificates and two books, spare parts for the transfer of real estate before and after marriage, inheritance procedures, unit procedures and so on. But these are things that need to be learned in practice, not just simple training. Training will only give you a framework, and you need to learn how to fill it. My learning method is to use the internet, which is a good method. I'll tell you another interesting saying in the industry, "Leftovers are kings", which means all leftovers are kings. This is also the first sentence I gave to new people when I was a master.
