Abstract: In today's modern society, in today's era of rapid development of the city, more urban residents have moved into buildings and residential quarters have begun to operate. At the same time, with the rapid development of real estate economy, a large number of real estate projects have sprung up, and a large number of residential quarters have attracted people's attention. Undoubtedly, the higher the planning and design quality of residential quarters, the greater people's purchase and investment, and the higher the market competitiveness of their real estate. Therefore, we pay more attention to the planning and design quality of residential quarters. However, there are still many problems in the planning and design of residential quarters. It is precisely because of this that urban residents have higher requirements for their residential areas and living environment. As far as China's real estate market is concerned, better living environment quality means higher planning, design and construction of residential quarters, and it also means paying attention to the planning and design work before the construction of residential quarters, effectively solving the problems encountered in the planning and design of residential quarters, improving the living environment level and quality of the whole residential quarters, realizing scientific and reasonable residential planning and meeting the high standards and strict requirements of contemporary urban residents for the living environment.

1. Problems in the planning and design of residential quarters

However, according to our investigation and research, we can find that the ecological environment around many residential quarters is extremely monotonous and of low quality. Some residential quarters lack the construction and planning of the ecological environment because of the high building density and too little green space. In addition, in the early planning of residential quarters, the original rivers and trees in the construction land will be demolished because of the needs of interests, which seriously destroys the ecological environment in the quarters and reduces the overall planning quality of the quarters.

1.2 The living space of residents in the residential area is limited.

In the living life of contemporary cities, residents not only have high requirements for living environment, but also have high requirements for living environment space. More urban residents not only require the quality of living environment, but also require the community to have enough activity space to meet people's daily sports needs and public activities. However, in the planning and design process of our actual residential district, we often pursue the maximum benefit and ignore the daily activities needs of urban residents in the district, so that people can't have safe and comfortable public activities places, and can only carry out activities on some sidewalks and cement pavements in the district. As far as the housing planning of modern urban residential quarters is concerned, this extremely limited activity space is extremely difficult to meet people's needs and needs to be improved.

However, in our real life, the commercial planning of residential quarters is often arbitrary, extremely unreasonable and unscientific, which affects people's normal quality of life. In many communities, commercial places such as dental clinics, after-school remedial classes, family hotels and massage parlors are distributed in all directions of the community, which not only affects the normal quality of life of residents, but also affects their living safety and living environment. Although our urban management departments and residential properties are also trying their best to manage, the effect is minimal.
