Land appraiser refers to a professional and technical person who has passed the national unified examination, obtained the qualification certificate of People's Republic of China (PRC) land appraiser according to law, and registered for real estate appraisal. The state practices the qualification certification and registration system for land valuers. All units engaged in land evaluation business must be equipped with a certain number of land appraisers.

The qualification examination for land valuers is organized by the national land management department. Land appraisers who have passed the examination and assessment shall be issued with qualification certificates.

Our country implements the system of separating appraiser qualification examination from appraiser's practice, and the national land appraiser examination is a qualification examination organized by the state to engage in land appraisal occupation. Taking the national land appraiser qualification examination is the only way to obtain the qualification of appraiser.

Land valuers implement a registration system, and the registration period is generally five years. At the expiration of the validity period, the holder shall take the initiative to apply to the land management institution at or above the provincial level for registration and renewal of the certificate. Anyone who has been divorced from land valuation for more than three years or does not have the qualification of land appraiser for other reasons cannot re-register, and his qualification certificate of land appraiser will automatically expire.

(I) Examination Registration Conditions People's Republic of China (PRC) citizens who have full capacity for civil conduct, abide by the law and meet one of the following conditions may register for the qualification examination of land valuers:

1. Get a college degree and have been engaged in relevant work for two years;

2. Obtain a bachelor's degree and have been engaged in related work for one year;

3. Get a doctor's degree, a master's degree, a second bachelor's degree or a postgraduate course.

Do not have the academic qualifications or degree requirements recognized by the state as specified in items 1, 2 and 3 of the preceding paragraph, but have relevant professional and technical titles recognized by countries above the intermediate level.

(two) one of the following circumstances can not sign up for the qualification examination of land valuers; Registration formalities have been completed, and the registration is invalid:

1. Having been subjected to criminal punishment for intentional crime, and less than five years have passed since the date of execution of the punishment to the date of registration;

2. The qualification of land valuer has been cancelled for less than five years;

3. Being disqualified from the examination for less than two years;

4. It has been less than two years since the date of punishment to the date of registration, when he has been subjected to administrative punishment or expelled from the above administrative punishment in the evaluation or related business.
