Around the University Town 17, especially around Fudan University and Tongji University, the science parks with famous schools as the core are distributed in a divergent way. There are two national university science parks, Fudan Science Park and Tongji Science Park, and Yangpu Incubation Base, Wujiaochang High-tech Park, Fudan Science Park, New Materials Science Park, Aquatic Science Park, College Students' Science and Technology Pioneer Park and Environmental Incubator jointly established by Shanghai Science and Technology Commission and Yangpu District, forming an "industrial cluster along the university town".
Huang Hong, an associate professor at Shanghai Normal University, pointed out that Wujiaochang in Yangpu District is an old community with a long history of development. The land cost and production cost are not high, but the infrastructure is not bad. With the establishment of Yangpu University Town, a knowledge-based creative center serving the university town and its surrounding enterprises was born in the local area, which provided space support for college students' entrepreneurship.
Yangpu Incubation Base, a high-tech entrepreneurial service center located between Handan Road and Guoding Road, has attracted hundreds of new enterprises with its low rent, half of which were founded by Fudan University teachers and students. There is a secluded Chifeng Road next to Tongji University, only 800 meters long, but there are more than 500 enterprises related to architectural design. In this "Tongji Modern Architectural Design Street", almost all bosses and migrant workers are related to Tongji University. In Yangpu University Town Science and Technology Park, college students can apply for special loans even if they have registered capital.
Different from many domestic university towns, the construction of Yangpu University Town not only promoted the residential market, but also gave birth to the rise of a large number of commercial real estate projects. A large number of intellectual innovation enterprises and intellectual entrepreneurs poured in, and the demand for commercial office buildings increased greatly. Around 2005, real estate enterprises represented by Ruian Group, Baosteel Group, Shanghai Industry, Shanghai Chengtou and Dalian Wanda took the lead in "enclosure", which made Wujiaochang City Sub-center rise rapidly.
