There are two kinds of renting houses abroad.
You can rent the whole house from an intermediary or China people, but the landlord doesn't provide furniture, gas, water, electricity, internet and telephone, and the landlord is not responsible for opening it for you. If a garden is pruned by itself, if it is not pruned, neighbors complain that the government will find someone to prune it, and the expenses will be borne by you. If this person prunes on weekends or during breaks, the cost will be two or three times as high as usual. If the toilet is blocked or something, you should contact the landlord or pay for it yourself. Generally, this kind of contract is signed for one year.
Second, the shared landlord sublets each room, and everyone shares public facilities such as bathrooms and kitchens. Some landlords will pay gas, water and electricity, but generally do not pay the internet fee. If the landlord doesn't include gas, water and electricity, you should remember that you moved in on the same day, so you can calculate the expenses by the day. Of course, this kind of house and garden are managed by the landlord, and you don't have to take care of it. Usually it is signed for half a year.
Living in Australia, you have to pay a one-month deposit, so you have to pay two months' money in the first month. Talk to the landlord one month before check-out, or inform the landlord in advance as required by the contract. If you want to refund the deposit, first of all, it depends on whether you have caused any harm to the room when you move out, such as indelible marks on the carpet, scars on the wall, nailing nails on the wall without permission and so on. The landlord will withhold the money at his discretion. The rent is high or low, which is related to the location of the house, the old and new degree and the surrounding environment.
It's not that people are not in Australia. In that case, you'd better find a friend to help you rent a house, and leave a deposit of tens of Australian dollars for the landlord after the friend looks after it, so that the landlord will generally not sign the house to others in violation of the contract. If you are not satisfied, discuss with the landlord and see if you can sign a three-month lease. The rent is slightly higher. Short rent abroad is more expensive than long-term rental.
Another piece of advice, you are going to study abroad, you are no longer in your own country. Many situations are different, so don't be too delicate. I met an international student and his parents in Sydney. I can only describe it in words. Electricity in Australia is the most expensive, so air conditioning is generally not turned on in summer, electric heaters are not turned on when people are not at home in winter, and there is no central air conditioning. But some houses have central heating system, so we don't need electricity. If it is gas, I will consider it, because it is very expensive to drive, and even the kitchen, hall and bathroom are warm enough. The child was helped by his mother to look at the house. At first she asked if there was air conditioning. I said no, she said her son couldn't stand it. At that time, it was 40 degrees in Sydney in summer 1 month, so I asked my aunt where your home was? She said that her family was from Jiangsu and Zhejiang, and I thought I was from the northeast. After more than 42 weeks in Melbourne, I still didn't turn on the air conditioner. I asked what house to change. It turned out that her relatives rented it for me. When you go out, you are an independent person. If you don't know how to ask more questions, look at how old immigrants, old students and old-timers come and ask, but be careful.
