1. What are the rental application conditions?

1. The application conditions for securing rental housing are as follows:

(1) If the application is based on a family unit, at least one family member has a household registration in this city; If a single resident applies, he shall have a household registration in this city;

(2) The annual per capita income of a family or the annual income of a single resident for two consecutive years before the date of acceptance of the application does not exceed the income line standard for renting affordable housing stipulated by this Municipality;

(three) the total amount of family property or the total amount of personal property of single residents does not exceed the property limit for renting affordable housing stipulated by this Municipality;

(4) Family members or single residents do not have any form of residential construction land or self-owned housing in this city.

2. Legal basis: Article 19 of the Measures of Shanghai Municipality for the Administration of Property Rights Protection Housing.

At the same time, families or individuals with urban household registration in this city who meet the following conditions may apply for the purchase of property protection housing:

(1) Having a permanent residence in the cities and towns of this Municipality for a certain number of years, and the residence has reached a certain number of years at the place of application;

(two) the housing area is lower than the prescribed limit;

(3) The disposable income and property are below the prescribed limit;

(four) within the prescribed time limit before the application, there is no housing difficulty caused by the transfer of housing;

(five) other conditions stipulated by the Municipal People's government.

The family mentioned in the preceding paragraph is composed of members who have legal support, support or maintenance relationship and live together; An individual refers to a single person who has full capacity for civil conduct and whose age meets the prescribed standards.

At the same time, non-local registered families who meet the conditions of residence permit and points, housing, marriage, payment of social insurance, personal income tax, income and property can apply for the purchase of property rights protection housing.

The specific conditions and standards stipulated in the first, second and third paragraphs shall be determined by the Municipal People's Government and announced to the public.

2. What are the procedures for applying for rent protection?

The process of applying for rent protection is as follows:

1. Submit application forms and other materials that meet the requirements to apply for affordable rental housing;

2. If the leasing unit meets the access conditions, it shall be audited within 5 working days;

3. After approval, the leasing unit signs a lease contract; If the audit is unqualified, the leasing unit shall not sign a lease contract.
