What are the classifications of the nature of houses?
Four common types of houses:

I. Commercial housing

Commercial housing is a house built by developers on state-owned land for sale. You can apply for real estate license and land certificate, and it is a property house that can be sold at its own price. According to the use, it can be divided into: residential houses (70-year property rights) and non-residential houses (50-year property rights: industry, education and culture) and 40-year property rights (entertainment and tourism).

Second, public housing.

Public houses, also known as public houses, are houses built and sold by state-owned enterprises and institutions. Before the house is sold, the property right (possession, use, income and disposal) of the house belongs to the state.

At present, public houses rented by residents are divided into two categories according to the housing reform policy: one is saleable public houses, and the other is unsold public houses. The above two types of houses are right-to-use houses. Public houses that can be listed and traded include purchased public houses (real estate houses) and central houses; Military delivery rooms, school delivery rooms and other public houses that cannot be listed and traded.

Third, affordable housing

Affordable housing refers to the housing arranged according to the national affordable housing construction plan. The plan is uniformly issued by the state, and land is generally allocated by administrative means, and land transfer fees are exempted. The approved fees are levied by half, and the sales price is guided by the government, which is determined according to the principle of guaranteed profit. Compared with commercial housing, affordable housing has three remarkable characteristics: economy, safety and practicality. It is a commercial house with social security nature.

A kind of affordable housing: commercial housing (price limit) and affordable housing: it will be listed and traded five years later, and the comprehensive land price (before April 2008 1 1, pay 10% of the transaction price first, and then pay 70% of the "price difference").

Second-class affordable housing: Anjufang, Anjufang, Relocation House and Resettlement House: You can trade with the real estate license and pay 3% of the land transfer fee.

Fourth, small property houses.

Small property houses refer to houses built on rural collective land, without paying land transfer fees, and their property certificates are issued not by the state housing management department, but by the township government or village government, also known as "township property houses". "Small property right house" is not a legal concept, but a customary ownership formed by people in social practice, with only the right to use and no ownership. This kind of house has no land use certificate and pre-sale permit issued by the state, and the purchase contract will not be filed with the State Administration of Land and Housing. The so-called property right certificate is not really legal and effective.

The emergence of small property houses is closely related to the soaring urban housing prices, which have become the focus of social attention since 2007. According to the relevant requirements of the state, "small property houses" are not allowed to issue certificates and are not protected by law. ?
