4. Reasons and process of project proposal

The real estate economy is an important part of the national economy and one of the important pillars of the national economy. Developing the real estate economy is conducive to accelerating the adjustment of China's industrial structure and consumption structure, thus promoting the healthy and sustainable development of the national economy. Now the real estate economy (especially the residential economy) is a new economic growth point in China. Developing real estate economy can stimulate the development of a series of industries. Now the state advocates vigorously developing the real estate economy in order to stimulate the economy and meet the housing needs of the broad masses of the people. Our company decided to plan and develop Jinhe Commercial Building.

Xindu District is one of the key industrial development zones in Sichuan Province and the birthplace of talents, technology and high-tech industries in the west. At present, there are hundreds of enterprises with an output value of tens of millions of yuan in the industrial zone, and Southwest Petroleum Institute, Sichuan Conservatory of Music and Chengdu Medical College are close at hand.

The total number of households is 220, the planned total population is 800, and the green coverage rate is 35%.

3. Main construction conditions

(1) water supply

At present, DN 1000mm water supply pipeline, the water supply of this project can be introduced from the above trunk lines.

(2) Rainwater and sewage discharge

At present, the rainwater pipeline of DN2 100 mm and the sewage pipeline of DN 1800 mm can be discharged nearby.

(3) Power supply

It is planned to adopt two-way power supply, leaving room, and the transformer capacity is 3200 KVA.

(4) Gas supply

Natural gas is transported to this area through natural gas medium-pressure pipeline. The roads, greening, various municipal conditions and supporting infrastructure around the residential area of this project have been completed, and the interfaces of various facilities are within the red line of this project. At present, the construction site of this project has reached "five connections and one leveling", and other supporting facilities will be carried out simultaneously with residential construction.

4. Total investment and benefit of the project

This project has its own capital of 40 million yuan, and with the advance payment of the house, the total capital of * * * is 70 million yuan.

After the completion of this project, the estimated sales revenue is110 million yuan, and the estimated profit is 25 million yuan after deducting the cost, sales (business) tax, additional tax and income tax.
