(a) Liuhe District, Lishui District, Gaochun District to suspend the sale of housing to non-local registered families who already own/kloc-0 or more houses, including new commercial housing and second-hand housing.

Non-local registered families with 1 or above houses are not allowed to buy new and second-hand houses, and local registered families with 2 or more houses are not allowed to buy new houses.

The purchase restriction policy requires that the main urban areas that implement the purchase restriction include Xuanwu, Qinhuai, Jianye, Gulou, Qixia, Yuhuatai, Jiangning and Pukou, excluding Gaochun, Lishui and Liuhe, which reflects the differentiation and accuracy of the regulatory policies.

Policy 2: From 20 16 to 10, Nanjing will step up regulation.

Nanjing issued the "Notice on Further Strengthening the Regulation of the Real Estate Market in Our City", stipulating that adult singles (including divorced people) with household registration in Nanjing should purchase 1 apartment; The down payment for the second suite was raised to 80%.

The notice also stipulates that when non-Nanjing registered households apply for the purchase of the first home, they should provide proof of payment of accumulated personal income tax or social insurance (urban social insurance) of 1 year or above in Nanjing in the first two years from the date of purchase.

Change 1: expansion of non-local restricted purchase areas

Previously, non-local restricted zones only included Xuanwu, Qinhuai, Jianye, Gulou, Qixia, Yuhuatai, Jiangning and Pukou, excluding Gaochun, Lishui and Liuhe. It's all restricted now!

Analysis: Since last year, Liuhe and Lishui, which are not limited to purchase, have been hot, and many investors have gathered together. For example, in Lishui, in 20 16, the turnover of local new houses in Lishui reached as high as 12000 sets, setting a new record in Lishui property market sales. At the same time, the housing price in Lishui has also risen with the pursuit of investors. Of course, these three areas are only open to foreign investors, but they are still open to Nanjing locals.

Change 2: Non-local conditions are stricter.

In the past, non-local registered houses provided personal income tax payment certificates or social insurance (urban social insurance) payment certificates accumulated in Nanjing for 1 year or above in the first two years from the date of purchase, and now this time has been extended to three years!

Analysis: This upgraded version of the New Deal has stricter restrictions on foreigners. This time, it is also emphasized that it is not allowed to pay social security to buy a house. For foreigners, the threshold for buying the first suite in Nanjing has been further improved. For example, some college graduates from other places in Nanjing may be affected. They have been waiting for a year to buy a house. As a result, when the New Deal came out, they had to wait another year to buy a house.

Change 3: the city is fully restricted to three suites.

The previous regulations only said that households with two or more houses in this city were not allowed to buy new houses, but did not say that they were not allowed to buy second-hand houses. Now all new houses and second-hand houses are not allowed to buy.

Analysis: Some people think that this new policy in Nanjing is actually mending the loopholes in the policy of restricting purchases and loans since September last year. This upgraded version clearly includes new houses and second-hand houses. If you have two houses and want to buy the third one, it was ok before. From March 16, the second-hand house was also restricted. Of course, this refers to the main city, excluding Gaochun, Lishui and Liuhe.
